Excitement is Building!!

Thanksgiving and the holiday season are coming light a freight train, we’re only (hopefully) a week from the opening of ski season, there’s a beautiful new arts and entertainment center in Ogden, and my monthly newsletter “Lisa’s Deal of the Month” can help you avoid a serious hassle as winter moves in.

After a frigid and snowy October, a warm spell has skiers and boarders anxiously watching the weather and opening dates.  It’s snowing as I write this and more is predicted for next week.

Snowbasin’s opening date has been moved from Thanksgiving Day to Saturday, November 30th.  The resort’s renowned Thanksgiving Dinner has just been announced as SOLD OUT, so there will still be plenty of folks at the mountain for the traditional opening of the winter season.

There is a beautiful new arts and entertainment complex that has just opened in Ogden, and it’s well worth a visit.  The Monarch is a huge step forward for the arts and cultural scene in the Ogden and Ogden Valley areas.  Housed in a lovely renovation of an historic building, there are numerous open spaces for artists to actually create, as well as show, their work.  The public is invited to watch the creative process.  There are also spaces for events, concerts, and a cutting-edge restaurant.

Market Update For October 2019

October 2019 experienced the typical drop in units sold and listed during what is one of the “shoulder” seasons.  In this case, the month prior to the beginning of the holidays, the opening of Snowbasin, Powder Mountain and Nordic Valley, and the crowds that will soon begin to flood into the Ogden Valley.

But overall the market remained strong, with median sales price and median sq. ft. price remaining relatively high.  As an example, the median sq. ft. price of single family homes in the Ogden Valley was $184.00, which is still well above the price in this category a year ago, and only a slight drop from the $186.00 price in September.  Condominiums and townhouses in the Valley increased to $240.00 per sq. ft. from $228.00 in September.

If the ski season gets off to a good start, visitors will begin to pay attention to various property categories as they visit the Ogden Valley, Mountain Green and Ogden areas.  The pattern is familiar.  They are taken with the beauty, recreational opportunities and lifestyle, the relatively low prices, and they start investigating what is available in the real estate market.

IS WINTER HERE TO STAY IN THE OGDEN VALLEY?

It’s Cold!!!

Record-setting frigid air descended on Utah, and in particular, the high elevations of the Ogden Valley, and has been with us for the past week.  It was -11 degrees at my house one early morning.  Snow is covering the slopes of Snowbasin and Powder Mountain, and the snow guns are on at Snowbasin.  If you’re willing to hike, and you’re careful, you can join those already making turns.  With an early preview of winter, excitement is building for an early start to the ski season.

But are we really finished with the milder temperatures of Fall?  Is winter here to stay?  Open Snow is predicting dry conditions until the middle of the month and warming temperatures, but cold enough overnight to allow snowmaking to continue.  History tells us we shouldn’t be surprised if we lose some of the early base at the resorts, but there is a lot of anticipation with the quick shift to winter-like weather.
