Latest On Ski Resort Openings in the Ogden Valley

After a month of warm temperatures and very little snow,  temperatures have dropped enough for  snow machines at Snowbasin and Nordic Valley to start blasting out the white stuff during overnight hours.  But as of 11/28/2021, there are no significant storms in the forecast.

Scheduled openings at Snowbasin and Nordic Valley have been postponed indefinitely, while Powder Mountain, which relies solely on natural snow, hasn’t announced an opening date.  Stay tuned for the latest on when you can pile your skis and boards  into your vehicle.

Other ski resorts in Utah have not fared much better.  Solitude and Brighton, usually the first to open, have finally started spinning lifts, with limited terrain available.  Alta also opened.  Other resorts are waiting – on storms or cold enough temperatures for consistent snowmaking.

Ogden Valley Area Property Market Jumps Again in October 

After a couple of months of still-escalating prices, but some signs of moderation, statistics for real estate sold or for sale in the Ogden Valley, Mountain Green, and Ogden Bench areas in October showed almost across-the-board increases.  If the hot market had slowed to warm, it is now back to red hot.

In the Ogden Valley, the median sales price for single family homes  jumped from $697,000 to $854,000.  Median price per sq. ft. was at $271.00, up from $263.00.  There is currently only one condo or townhome on the market in the Valley. Three sold in October, after an average of only seven days on the market. Scarce inventory is  certain to put upward pressure on prices.  The median price per sq. ft. rose from $356.00 to $365.00.

Median sales price for single family homes in the Mountain Green area jumped to $185.00 from $177.00 in September.  Days on the market dropped from twenty-two to thirteen.

Along the Ogden Bench, the median sales price of single family homes climbed to $440,000 from $365,000, while median days on the market declined from an already low eight, to seven.

Ski season is just around the corner, and if we have a decent snow year, many potential property buyers will see a lot to like. The impact on real estate sales of Snowbasin’s major development announcement should also come into clearer focus.  As always – stay tuned!
