Lisa’s Market Update for March 2020

March showed a dramatic increase in prices, price per sq. ft. and other categories across all geographical areas related to real estate sales and properties on the market.  This was likely due to existing contracts and seller’s plans to market their property – before the impact of Covid-19.

Single family home sales in the Ogden Valley jumped from 7 in February to 13 in March, the median sales price went from $540,000 to $590,000 and the price per sq. ft. from $172.00 to $185.00.   Condo and townhouse median sales price in the Valley increased from $229,000 to $336,000 and the price per sq. ft. from $213.00 to $250.00.  There are 34 condos and townhouses currently on the market in the Valley, up from 24 in February.  In the Mountain Green area, median sales price for single family homes increased to $443,000 in March from $381,000 in February, and the price per sq. ft. increased to $145.00 from $116.00.  Along the Ogden Bench, home sales jumped from 34 units sold to 51, the median sales price rose to $265,000 from $203,000, and the price per sq. ft. from $121.00 to $138.00.

The Market Update for April should reflect more of the initial impact of Covid-19, social distancing and the state of the economy.  I will have those updated statistics for you by the middle of May at the latest.

Lisa’s Market Update for February 2020

The first couple of weeks of February continued to produce consistent storms and great ski and riding at Snowbasin, Powder Mountain and Nordic Valley.  The Junior National Alpine Championship Super Giant Slalom, Giant Slalom and Slalom races were held at Snowbasin the week of February 24th, along with a couple of days of FIS point races.  According to press reports, this was the most important alpine race series held as Snowbasin since the 2002 Olympics.

An event as significant as the Junior Alpine Championships brings a number of family members, friends and athletes to the Ogden Valley for the first time.  History assures us a number of these visitors, along with those newcomers with Epic Passes, or those just curious about the great press Snowbasin and Powder Mountain have been recently receiving – will start checking out the local property markets.

Real estate sales statistics February for the Valley, Mountain Green, and Ogden Bench areas show markets that are mostly steady, although there were a few decreases and increases across different areas and categories of the numbers.  The median price of single family homes sold in the Ogden Valley dropped from $556,000 to $540,000 and the median price per sq. ft. went from $225.00 to $172.00.  At the same time, the median sales price for single family homes in the Mountain Green area increased from $335,000 to $381,000 and along the Ogden Bench the median sales price went to $263,000 from $239,000.  One month is too short a period to indicate a trend, but the numbers in March will bear watching.

Lisa’s Market Update for January 2020

The Ogden Valley was packed with skiers, boarders, families and friends over the holiday season.  Combined with some especially positive media about Snowbasin, Powder Mountain, the Summit Group and their development – the result is a lot of folks interested in property, and those buying in January are paying prices that, in some categories, are setting new records.

The median price per sq. ft. for single family homes sold in the Ogden Valley in January, although there were only three sales, soared to $225.00.  Condos and townhomes in the Valley also increased in price per sq. ft. to $214.00 from $211.00.  Single family home sales in the Mountain Green and Ogden Bench areas also remained strong.

The upward trend in prices and corresponding lack of inventory continues in the local real estate market. Sellers should be encouraged. Stay tuned to see what the beginning of the new decade will bring!

A Devastating Loss

Many of us in the Valley lost a dear friend…the snow and water ski industries lost a true icon…and the world lost a wonderful human being… when Dave Goode died on January 15th in a tragic accident while piloting his plane.

This article in the Deseret News pays a fitting tribute to all that Dave accomplished and stood for.

For those of us who knew Dave and his lovely wife Dawn, our hearts are heavy with shock and sadness…and our thoughts and prayers are with the Goode family.

Lisa’s Market Update for December 2019

The strong, upward trend continues.  December 2019 real estate market statistics for the Ogden Valley, Mountain Green, and the Ogden Bench showed showed no significant decreases, but rather a number of significant increases.  Terrific snow that continues to fall brought large crowds of Holiday visitors to the Valley, Mountain Green and Ogden areas…and this means lots of folks who have now seen the magic of the area will begin to investigate options for purchasing property.

Again, the majority of market statistics for December reflected a steady or upward trend, continuing the strong market for most of 2019.  The largest increase  was a big jump to $705,000 from $536,000 for the median sales price of condos and townhouses in the Ogden Valley, along with a decrease in days on the market in that same category from 4 weeks to 3 weeks.  Days on the market for single family homes in the Ogden Valley dropped to 51 from over 100.  Single family homes in the Mountain Green area showed increases in median sales price from $519,000 to $580,000 and median price per square ft. from $126.00 to $155.00.  The Ogden bench also had an increase in median sales price from $232,000 to $245,000.
