 MARKET UPDATE 

Real estate sales statistics for January, 2022, in the Ogden Valley, Mountain Green and Ogden Bench areas showed little significant change from December 2021.  But this lack of change is news in itself, in that it is the first month in some time there wasn’t upward movement in median sales price, median price per sq. ft., and a decrease in inventory.

There were actually more decreases in prices, price per sq. ft., in January than increases; but again, it’s only one month and the drops were relatively small.  As an example, median sales price for single family homes in the Ogden Valley dropped from $953,000 in December to $905,000 in January, and median price per sq. ft. was $275.00, down from $283.00.

Yes, it’s only one month.  But another month or two of the same stagnant numbers could well signal a slowing of the long, hot seller’s market.
