Latest On Ski Resort Openings in the Ogden Valley

After a month of warm temperatures and very little snow,  temperatures have dropped enough for  snow machines at Snowbasin and Nordic Valley to start blasting out the white stuff during overnight hours.  But as of 11/28/2021, there are no significant storms in the forecast.

Scheduled openings at Snowbasin and Nordic Valley have been postponed indefinitely, while Powder Mountain, which relies solely on natural snow, hasn’t announced an opening date.  Stay tuned for the latest on when you can pile your skis and boards  into your vehicle.

Other ski resorts in Utah have not fared much better.  Solitude and Brighton, usually the first to open, have finally started spinning lifts, with limited terrain available.  Alta also opened.  Other resorts are waiting – on storms or cold enough temperatures for consistent snowmaking.

Ogden Valley Area Property Market Jumps Again in October 

After a couple of months of still-escalating prices, but some signs of moderation, statistics for real estate sold or for sale in the Ogden Valley, Mountain Green, and Ogden Bench areas in October showed almost across-the-board increases.  If the hot market had slowed to warm, it is now back to red hot.

In the Ogden Valley, the median sales price for single family homes  jumped from $697,000 to $854,000.  Median price per sq. ft. was at $271.00, up from $263.00.  There is currently only one condo or townhome on the market in the Valley. Three sold in October, after an average of only seven days on the market. Scarce inventory is  certain to put upward pressure on prices.  The median price per sq. ft. rose from $356.00 to $365.00.

Median sales price for single family homes in the Mountain Green area jumped to $185.00 from $177.00 in September.  Days on the market dropped from twenty-two to thirteen.

Along the Ogden Bench, the median sales price of single family homes climbed to $440,000 from $365,000, while median days on the market declined from an already low eight, to seven.

Ski season is just around the corner, and if we have a decent snow year, many potential property buyers will see a lot to like. The impact on real estate sales of Snowbasin’s major development announcement should also come into clearer focus.  As always – stay tuned!

Mixed Messages from September Sales Statistics – a Few Up, a Few Down

Real Estate sales statistics for September in the Ogden Valley, Mountain Green, and the Ogden Bench areas reflect the August statistics -some meaningful numbers still rising, while others fell.  Two months does not constitute a trend, but it’s worth noting that from late spring 2020 until August 2021, there very few breaks in the rise in median sales price and median price per sq.ft., nor the decline in days on the market.

In the Ogden Valley, median sales price of single family homes dropped from $739,000 in August to $697,000 in September, while the median price per sq. ft. declined to $263.00 from $312.00.  But the price per sq. ft. of condos and townhomes sold in the Valley jumped from $346.00 to $356.00.

Along the Ogden Bench, median price per sq. ft. for single family homes sold was $193.00, up from $185.00 in August, while median days on the market remained low at 8.

Mountain Green single family home sales showed a decrease in median price per sq. ft., from $208.00 in August to $177.00 in September.

Market Still Strong…Select Prices Climbed Dramatically in August

Real estate in the Ogden Valley, Mountain Green and Ogden Bench areas continued its long run as an ever-escalating seller’s market in August.  And there were a few notable, dramatic jumps in median sales price and median price per square foot.

Single family home sales in Mountain Green jumped from a median sales price of $658,000 to an eye-popping $900,000, while the median price per sq. ft. went from $185.00 in July to $207.00 in August.  Median days on the market dropped from 24 to 10, continuing the trend of decreases in inventory.  In the Ogden Valley the median price per sq. ft.  of condos and town homes increased from $293.00 to $346.00.  Median price per sq. ft. for single family homes sold in the Valley also went up, from $307.00 to $312.00.  Along the Ogden Bench, the sale of single family homes showed a rise in median price per sq. ft., from $175.00 to $185.00.

After perusing numerous articles and qualified opinions on the state of the residential real estate market over the next few months, and considering the dynamics of our local market, there is no reason to expect the numbers not to continue on an upward trend.

Two New Restaurants Open in the Ogden Valley

Lisa’s Market Update – August 2021

Market Still Strong…But Mixed Numbers for First Time in Months

The real estate market in the Ogden Valley, Mountain Green and Ogden Bench continued its year-plus long strength in July, but for the first time in months there were a few sales statistics that showed some slight weakening.

The median sales price for Ogden Valley single family homes sold in July dropped to $864,000 from $917,000, but the median price per sq. ft. jumped from $278.00 to $307.00.  The median sales price for condos and townhomes in the Valley dropped to $499,000 from $635,000, and the price per sq. ft. also decreased, from $311.00 to $293.00.

In Mountain Green, median sales price for single family homes in July slipped to $658,000 from $680,000, and price per sq. ft. to $185.00 from $202.00.

Sales statistics for one month, and in particular when there were few sales (only 5 condos/townhomes sold in Ogden Valley) are not necessarily indicative of a trend.  The dynamics that have driven the escalating prices over the past year are still in place.  Statistics for the next few months will bear watching.

Monty Powell, Anna Wilson to Perform at Annual Land Trust Concert

Another month of record breaking real estate statistics

Rather than showing any signs of slowing, the red-hot real estate market in the Ogden Valley, Mountain Green and Ogden Bench areas reached new highs in June in the key statistics of median sales price, median price per sq. ft., and median days on the market.  The most eye-popping numbers were along the Ogden Bench and in the Ogden Valley.

Median price for single family home sales along the Ogden Bench area jumped to $392,000, up from $325,000 in May.  The median price per sq. ft. climbed to $185.000 from $169.00

In the Ogden Valley, median sales price reached a record $917,000 and median price per sq. ft. also increased to another record, $278.00, up from $271.00 in May.  Median days on the market dropped to 19 from 30.

July?  Low inventory, lifestyle migration, strong overall economy, etc. – all the dynamics are still in place to indicate the seller’s market will continue its’ long, upward trajectory.

Lisa’s Market Update – June 2021

Largest monthly jump; record price per sq. ft.

Reporting on the year-long upward trend in the local real estate market can begin to sound like the proverbial broken record, but May saw a truly dramatic increase to head-shaking highs in one statistical category for sales in the Ogden Valley.  The median price per sq. ft. for single family homes sold reached $323.00 and $321.00 for condos and town homes.  The previous high was $293.00 (April), and just over six months ago the median price per sq. ft. was routinely in the $150.00 – $180.00 range.

There were a few other notable changes in the stats – the vast majority of which are further indication of a hot market continuing to heat up.  Single family home sales along the Ogden Bench also saw a record in price per sq. ft., at $193.00, up from $169.00 in April, and the median sales price climbed to $335,000, from $325,000.  In the Mountain Green area, single family homes on the market increased from 6 to 10, indicating a desire of some homeowners to cash in on the excellent seller’s market.

The forecast going forward for the local market is nothing but rosy, as the contributing dynamics (lifestyle migration, etc.) and strong forecasts for the US economy remain unchanged.
