Protecting the Ogden Valley from Excessive Development

Although I am a real estate broker, I am committed to preventing the excessive development, often in the wrong locations, that has resulted in the congestion and construction blight in numerous other resort communities.  Guarding against over-development will ensure that we, and future generations, continue to enjoy what we all recognize as the unique, wonderful “Ogden Valley Lifestyle.”

One of the most effective ways to control development, while giving owners of farms, open land and iconic properties a viable financial option to selling, is for a community, non-profit organization, to purchase and hold conversation easements.  Master plans, zoning ordinances, even laws, are open to revision, repeal, and the political whims of officials.  Once a conservation easement is finalized, the property is protected in perpetuity.  If the property is occupied, the owner (often generations of the same family) will always be able to stay on their land.

Since 1998, the Ogden Valley Land Trust has acquired 6,000 acres of conversation easements for landowners who wish to protect and preserve their property while retaining ownership.  This considerable acreage will forever be shielded from development, while preserving scenic view corridors, wildlife habitat, watershed and agriculture uses, and the history and culture of our beloved Valley.  The organization is constantly working to locate, and protect, additional properties.

Lisa’s Market Update for August 2020

Conventional wisdom aside, the real estate market in the Ogden Valley, Mountain Green and Ogden Bench areas continues to be strong with stable or rising prices.  This trend has existed since the early days of the Covid pandemic and an acknowledged recession, and shows no signs of slowing down.

The more dramatic increases in the July statistics over June were in the Ogden Valley, where units sold went from 6 to 19, the median price per sq. ft. jumped to $179.00 from $170.00, and median days on the market took a precipitous drop from 168 days to 28.  Sales of condos and town homes in the Valley jumped to 4 from 1, and the median sales price went up from $287,000 to $405,000.

Statistics in the Mountain Green area show a strong market that remained fairly stable from June through July, although the median days on the market did drop to 30 from 49.

Along the Ogden Bench, median sales price took a big jump from $248,000 to $345,000.

Ogden Valley Dining Options Continue to Grow

Over the past few weeks, a number of new dining options have become available in the Valley.  Combined with those establishments already open, the options are significantly improving.

The always popular Pizza and Pints, on Thursday evenings at the Bower Lodge, is again operating.  No longer a buffet, friendly and efficient wait staff serve the same delicious pizzas, wings, salads, etc,. to your outdoor table, or well-spaced indoor seating.  Reservations are suggested.

The coffee bar at the Bower Lodge is serving brunch Thursday thru Sunday, 8a.m -2 p.m., and the Sky Lodge at Powder Mountain is once again hosting the intimate, community dinner series Toast to Trails that always seem to sell out.  On Wednesday and Friday evenings, 6-8 p.m.-there is now more of a picnic format on the large deck, but with the same renowned, spectacular views of the Wasatch range and Great Salt Lake at sunset.  Beer and wine are available.  Reservations are a must.

The outdoor grill at Wold Creek golf course is now serving a limited menu until 8 p.m.

The Saddlebag Saloon is not only open for food service and beer, but they are once again featuring a quality lineup of live music.

i.d.k. Barbecue has recently opened on the square in Huntsville, and early reviews are excellent.  Limited indoor seating, outdoor seating and takeout are all available.  i.d.k. has operated a highly successful, similar barbecue restaurant in Tropic, Utah, just outside Bryce Canyon National Park, since 2014.

As the economy and more businesses have re-opened, there has been a significant increase in the cases of Covid 19 in Utah, and to a lesser extent, in Weber County.  Stay diligent in your efforts to protect your family, friends and yourself, and hopefully we’ll all get through this difficult time sooner rather than later.

Lisa’s Market Update for June 2020

The real estate market in the Ogden Valley, Mountain Green and Ogden Bench areas saw some wild swings in selected aspects in June, and the majority of the movement indicates a continuing upward trend.  In other words, it’s still a seller’s market.

In the Ogden Valley, there was only 1 sale in the condo/town home category, which skewed the median numbers.  The median sales price decreased from $470,000 to $287,000, but the median price per sq. ft. increased from$182.00 to $261.00.  There were six single family homes sold in June in the Valley, offering more meaningful median prices.  The sales price increased to $620,000 from $485,000.

In the Mountain Green area, the single family median sales price jumped to $610,000 from $521,000 and the price per sq. ft. from $134.00 to $163.00.

Single family homes sold along the Ogden Bench showed an increase in median price per sq. ft. from $123.00 to $135.00.  The number of sales took a dramatic spike upward from 47 in May to 73 in June

Snowbasin, Powder Mountain Open for Summer Season

As the economy and more businesses open back up, there has been a significant increase in the cases of Covid 19 in Utah, and to a lesser extent, in Weber County.  Stay diligent in your efforts to protect your family, friends and yourself.

Please wash your hands a lot, wear a mask in congested public spaces, practice social distancing, etc.,  and hopefully we’ll all get through this difficult time sooner rather than later.

I continue to be careful and cautious when I show property.  I always wear a mask, and have masks, gloves and hand sanitizer for anyone who does not when they arrive for a showing.

With Snowbasin and Powder Mountain now open for limited summer activities, there are many recreational opportunities available in the Ogden Valley.  

Snowbasin and Powder Mountain are open for hiking, biking, and limited food and beverage service.  Both resorts are working diligently to provide the safest environment possible in this summer of Covid…while allowing folks to get back out responsibly and pursue their favorite warm weather recreational activities.

Wolf Creek golf course is open, Pineview Reservoir is teeming with boaters, paddle boarders, and folks fishing, as is Causey Reservoir.  Tennis courts and pickle ball courts are available, and restaurants are offering outdoor seating.  Musicians are beginning to play in outdoor settings.  The Ogden Valley is a good place to be right now.  Hopefully we can keep it that way.

 

 

 

Lisa’a Market Update for May 2020

The real estate market in the Ogden Valley, Mountain Green and Ogden Bench areas remained strong in May, with only a few dramatic changes in specific statistics in certain areas, and many remaining fairly constant.

The largest jump in prices was the median price of condos and town homes sold in the Ogden Valley, which went from $224,000 in April to $470,000 in May.  Only 3 units sold in each month, so a large rise or decline in the average is less meaningful than months when more units sold.  The median price per sq. ft. of those 3 units sold dropped from $225.00 to $182.00.  The median sales price of single family homes in the Valley, based on 10 units sold, dropped from $552,000 to $485,000.

Single family home sales in the Mountain Green area showed an increase in median sales price from $405,000 to $520,000.  Days on the market, across all geographical areas and types of property, remained low, a strong indicator of a vibrant market and low inventory.

Lisa’s Market Update for April 2020

Another full month into the Covid 19 pandemic, its’ impact on the local real estate market is noticeable but not dramatic.  There are numerous properties being listed and sold, and the numbers in these two categories remained fairly constant from March through April.  The biggest changes are the decreases in most areas in days on the market and price per sq. ft.

The drop in days on the market, from 134 to 86 for Ogden Valley single family homes, 90 to 4 days for condos and townhomes in the Valley, 49 days to 14 for Mountain Green single family, and 27 days to 14 for single family homes along the Ogden Bench – indicates the recent trend of limited inventory is continuing.  And there are buyers during this very different business environment.  A number of multiple-offer dealswere reported in April.

The drop in price per sq. ft. across three of the four geographical areas covered in the statistics below could indicate a market with a softening price curve, but it will take at least another month of statistics before any meaningful conclusion can be reached.  Ogden Valley single family homes price per sq. ft. dropped from $185.00 in March to $171.00 in April.   Condos and town homes in the Valley dropped from $250.00 to $225.00, and single family homes price per sq. ft. on the Ogden Bench dropped from $138.00 to $128.00.
