Related to the average sales price and price per sq. ft. in the statistical table below, I have switched from median to average prices, as this is a more meaningful number, particularly in months when a relatively few units sold.
Taking that change into consideration, there were a number of significant upticks in units sold, average sales price and average price per sq. ft., that can’t be attributed exclusively to the change. A trend? We will need to look at the next couple of months, but July’s statistics should be encouraging to sellers.
Ogden Valley single family homes sales jumped from 7 units sold in June to 16 in July, average sales price from $1,095,000 to $1,613,000, and average price per sq. ft. from $342 to $391. In the Mountain Green area, units sold doubled to 20 from 10, and average sales price rose to $882,000 from $693,000. In North Ogden, units sold increased to 36 from 19 in June.
I will be paying especially close attention to the upcoming Ogden Valley and surrounding areas real estate statistics for August and September.
